Transition of Buildings

This is going to be hard for Architectural Engineers, Construction Engineers, Building Materials Engineers and Building Services Engineers, but transition to low emissions will necessarily require 80% less building. Of course there have been improvements made in building materials and design over the past decades. But the embedded energy and materials in new buildings is so large, that the rate of new construction has to decline. 

The Transition of the building construction industry will be to retrofit of buildings that are in the "right places" for the "right purposes" while using low and variable energy supply.

Details  In 2012 Susan Krumdieck and Stacy Rendall carried out an InTIME Project for the Ruapehu District in New Zealand. Multiple wicked problems of high electricity price, substandard unhealthy housing, low incomes and lack of economic opportunity were addressed.
